Georgia insurance questions. Straight answers.
Why is my homeowners insurance going up in Georgia?
Storms are a big part of it. Georgia averaged about 17 tornado events a year from 2001 to 2020, according to the state's emergency management agency, and Georgia's insurance office says flooding, tornadoes and winter storms cause millions of dollars in property damage here every year. Hurricane Helene dropped 11.2 inches of rain on Atlanta in 2024. Add higher rebuilding costs, and premiums can rise even for homeowners who have never filed a claim.
What you can control: your deductibles, bundling home and auto, the condition of your roof, and a dwelling limit that matches real rebuild cost. We offer a free policy review before your renewal. Just ask, or we'll reach out.
How much is home insurance in Georgia?
It depends on your home, roof, deductible, and claims history, so treat any average as a rough guide. NerdWallet's 2026 estimate puts the Georgia average at about $3,225 a year for a home with $400,000 in dwelling coverage and a $1,000 deductible, and about $3,420 in Atlanta. Other sources land higher or lower depending on how they measure.
Our rate estimator below gives you a ballpark in seconds. For your real number, we quote your home and auto together, since bundling can lower both.
What is a wind/hail percentage deductible?
Many Georgia policies carry a separate wind and hail (or hurricane) deductible figured as a percentage of your home's dwelling limit, commonly 1% to 5%, instead of a flat dollar amount. On a home insured for $400,000, a 2% deductible means $8,000 out of pocket before coverage responds to a wind or hail claim.
Georgia's insurance office warns that some policies carry a separate wind or hurricane deductible, so it pays to check yours before storm season. We'll show you where yours sits and what it would cost to change it.
Does homeowners insurance cover flooding or burst pipes?
Burst pipes: usually, yes. Georgia's insurance office says standard homeowners and renters policies cover damage from burst pipes, and state insurance officials expected thousands of burst-pipe claims after the December 2022 freeze. Reasonable care still matters, like keeping the heat on when it drops below freezing.
Flooding is a different story. A standard homeowners policy doesn't cover flood, whether it's rising water from a creek or heavy rain that pools around your home. That takes a separate flood policy. We'll check what your policy covers and where the gaps are.
Do I need flood insurance in Georgia?
If you live near a creek, river, or low ground, it's worth a serious look. A standard homeowners policy doesn't cover flood. Flood is a separate policy, written through the National Flood Insurance Program (NFIP) or a private flood insurer, and NFIP coverage is available where your community takes part in the program.
Heavy thunderstorms and tropical systems both cause flooding here, and Clayton County is crossed by creeks like Jester Creek and the headwaters of the Flint River. NFIP policies cover up to $250,000 for the building and $100,000 for contents, with a typical 30-day waiting period, so buy before storm season, not during it. You can look up your flood zone at FEMA's Flood Map Service Center (msc.fema.gov).
Is Georgia an at-fault state?
Yes. Georgia is an at-fault (tort) state. The driver who causes a crash, and their liability insurance, is responsible for the other people's injuries and damage. Georgia has had no PIP (personal injury protection) requirement since 1991. Medical payments coverage (MedPay) is optional and helps pay medical bills for you and your passengers, no matter who caused the crash.
Georgia also uses modified comparative fault: your recovery is reduced by your share of the blame, and if you're 50% or more at fault, you recover nothing. That's why your own liability limits and your uninsured motorist coverage matter so much.
Is Georgia's minimum auto coverage enough?
Rarely. Georgia requires 25/50/25 liability: $25,000 per injured person, $50,000 per accident, and $25,000 for property damage. That's what your policy pays others, and a serious crash or a newer vehicle can blow past it fast. Damages above your limits can come back to you.
Full-coverage auto in Georgia averages about $3,834 a year by one 2026 estimate (Experian), which is why we size coverage to what you actually have to protect, then look for bundle and multi-policy savings.
Do I need uninsured motorist coverage in Georgia?
It's worth keeping. Georgia insurers must include uninsured/underinsured motorist (UM) coverage on your policy unless you reject it in writing. It pays for your injuries and damage when the at-fault driver has no insurance or not enough.
Georgia has two kinds. Added-on, the default, pays on top of the at-fault driver's liability limits. Reduced-by only pays the difference between their limits and yours, and you have to choose it in writing. We'll show you which one you have and what higher limits would cost.
Can you shop other carriers?
Yes. We have a primary carrier, and its home and auto coverage is where we start. Through brokerage relationships we can also access 30+ other carriers when our primary carrier isn't the right fit, especially for commercial, specialty, and hard-to-place risks. We rarely say no.
